Change of use plan for Chesterfield pub to be converted into care home
No offers were made by potential purchasers to retain the pub as a business.
A Chesterfield pub is facing last orders under a planning application seeking change of use consent for the building to become a care home.
The Junction Inn at 19 Pottery Lane East is proposed as a residential care home for disabled users. The application, submitted to Chesterfield Borough Council, includes the provision of new windows, a small roof terrace, window and door upgrades and amendments.
The property, which has residential accommodation, was on the market for 12 months prior to an offer being accepted for purchase. During that time, no offers were made to buy the pub in order to keep it as a pub, while three offers were made to convert the pub into different uses.
A design and access statement said that the pub is no longer commercially viable and only opens on selected days of the week due to a reduction in trade. The publican lives in a three-bedroom flat on the first floor.
The proposal is to convert the pub into seven-bed, two storey sheltered housing accommodation with a wheelchair compliant ground floor and ambulant first floor. The design includes an office and terrace on the first floor for staff to be able to provide suitable on-site care. The ground floor also includes larger kitchen/living/dining space for the inhabitants. Two existing parking spaces at the rear of the building will be retained.
The statement says: “The new use for this building is also more appropriate considering the mixed use area that the site is located in. By the nature of the site being on a corner plot, there is little opportunity for the surrounding land to be developed however the pre-existing driveway is retained and amended to have soft landscaping alongside the building edge.”
