But some areas are likelier to attract bigger price rises than others in 2021, as their streets become increasingly attractive and demand pushes up the value of houses.
We spoke to Pinewood Properties – who won gold at the British Property Awards 2019 for the Best Estate Agent in Chesterfield – to find out which areas buyers are likely to focus on in the months to come.

1. Clay Cross
"This area, as a very small ex mining town, has been less affluent than some other areas over the years, but more recently there has been a boom in new house builders in the area as well as Tesco and Aldi building large stores there." Says an expert from Pinewood. "This has brought more jobs and money into the area which in turn has seen property values grow and we should see them growing well over the next year." 2. Clay Cross
Clay Cross was developed by the 'Father of the Railways' George Stephenson, who discovered coal whilst building the Clay Cross Tunnel and founded the Clay Cross Company. The tunnel still survives today and is known locally as the Mile Long. Photo: Rachel Atkins
3. Whittington Moor
"Whittington Moor has always been a busy area with lots of local shops and restaurants, it also has a large concentration of smaller housing, but this area has also benefited from money being put into the local area.
