A planning application has been submitted to North East Derbyshire District Council to convert The Inn, at Troway, near Eckington, into two homes.

Single-storey extensions to the pub will be demolished and a further two pairs of semi-detached homes will be built alongside.

Developers Stainton Planning say the plans ‘would result in a significant enhancement of the character and appearance of this derelict site which contains a non-designated heritage asset’.

The pub is accessed via a gateway off Snowdon Lane and there is also access off Main Road.

Planning documents say: “The existing public house has been vacant since the middle of 2018. The pub has been the subject of numerous break-ins, vandalism, fly-tipping and theft and is currently in extremely poor repair internally.

“The condition of the building means that it cannot be used as a public house without very substantial investment. The business was not viable for many years and therefore the investment required to bring the building back intouse as a pub cannot be justified.

“The site owner therefore decided to consider alternative options for the site.”

Under the plan there would be a total of six new three-bedroomed homes occupying the site.

“It is proposed that the development would be of a high-quality design and the site would be significantly tidied up, to enhance the character and appearance of the area,” documents add.

The plans will be decided on by North East Derbyshire District Council’s planning committee at a future meeting.
