50 new homes are planned for village near Chesterfield
A developer has unveiled plans to build 50 new homes in a village near Chesterfield – and is reaching out to the community for comments.
Markham Vale-based Stancliffe Homes wants to build energy-efficient homes on the long-derelict site of the former Duckmanton Lodge, off Chesterfield Road, Calow.

A planning application will soon by submitted for the proposed development of houses and bungalows, catering to first-time buyers, growing families and people looking to downsize. Ten of these homes will be designated as affordable housing, in line with North East Derbyshire District Council’s policy.
Homes on the proposed development will meet the latest sustainability and energy efficiency standards. Each home will be equipped with photovoltaic panels, air source heat pumps, electric vehicle charging points, and will achieve an A-rating for energy efficiency.
Existing trees and hedgerows on the 4.4 hectare site will be retained wherever possible, with additional planting introduced to fill gaps and further enhance biodiversity. The plans include the creation of new woodland areas, community orchards, and seven allotments, providing residents with access to open spaces and opportunities for outdoor recreation. A financial contribution will also be made to fund improvements in play spaces at Eastwood Park.
Sam Jones, on behalf of Stancliffe Homes said: “We are pleased to share our plans with the local community. Our proposals feature a variety of high-quality, energy-efficient properties designed to meet diverse local housing needs and cater to people at different stages of their live. By doing this we can create a sustainable and vibrant neighbourhood, complete with enhanced green spaces and improved biodiversity. We encourage local residents to participate in our community consultation and share their feedback on our plans.”
Feedback can be submitted via the online survey at www.newhomesforcalow.co.uk.
A consultation leaflet with freepost feedback form will also be delivered in the local area.
*The 19th century Duckmanton Lodge was last used as a pub/restaurant before closing in 2006. Since then the site has become derelict and a target for anti-social behaviour and fires, including a blaze in April 2024.
