Shaek Miah has applied to Amber Valley Borough Council with plans to to build two three-bed houses in the ground of the former Your Local Shop convenience store, at the junction between Midland Road, Park Street and Loscoe Road in Heanor.

The plans also include converting the former store itself into a two-bed maisonette and a two-bed flat.

Loscoe Convenience Store, as the property was last registered, appears to have closed in 2011, with the company officially dissolved in March 2012.

The new application to the borough council says the store “has been empty for a long time”.

Planning permission for two houses, a maisonette and flat had been approved by the council in June 2018 but this has now expired after no action was taken on the scheme, with the new application looking to readopt that project and develop the site.

In an email to the council’s planning officers, an agent for the initial 2018 scheme had written: “The proposed 2 bedroom dwellings are not family housing and therefore a reduced level of amenity space should be considered acceptable. Furthermore, not all people seek to have a large garden area.”

This relates to the size of the proposed gardens for the two three-bed houses, which were 34.2 square metres and 41.1 square metres respectively.

Obscured glazing in bathrooms and a lack of windows facing onto neighbouring homes were aimed at reducing the risk of the new properties overlooking those in the area and reducing privacy.

Each of the two houses would be two and a half storeys tall with bedrooms in the roof space, including skylights.

Both houses would have a kitchen and dining area, with open plan living areas, a ground floor toilet, bathroom, and three bedrooms, with the roof-space rooms having en-suite bathrooms.

The planning application drawings show three bedrooms in the flat, spread across two floors, with two-beds split across two floors in the maisonette.

It details that the existing shop entrance would be bricked up and new doors providing entrance would be built close by, splitting the property into the flat and maisonette.

A decision will be made by the borough council in the next few months.
