Plans revealed for 50 new apartments in Chesterfield

Capland Properties Ltd has been obtained conditional outline planning permission from Chesterfield Borough Council to build the flats on land in front of the Stagecoach bus depot on Sheffield Road.

A report presented to the council’s planning committee on Monday said: “It is considered that a scheme for residential development can be devised with no significant adverse impact on the site, neighbouring properties or the surrounding area.

“The location of the proposed development site is sufficiently sustainable, is in a built up area and is adequately served by public transport and amenities.”

In a statement on behalf of the applicant, DLP Planning Ltd said: “The proposal will efficiently utilise a vacant parcel of land within the urban area of Chesterfield and enhance the overall environmental character and appearance of the site and the locality as a whole.”

Access to the site would be via a new road leading from Sheffield Road.

This would run roughly through the centre of the site and lead to parking spaces.

'We are extremely concerned'

Two letters objecting to the proposals were received during the public consultation phase.

One was from Stageocoach which said: “We are extremely concerned that the proposed residential units in such close proximity to the depot might impact the operation of the bus and coach depot.”

A resident of Staniforth Street also raised concerns about highway safety, parking and noise.

However, a planning officer said in the report presented to councillors: “It is not considered that the creation of the new access point would result in any adverse impact in terms of highway safety and ample parking can be provided within thescheme.

“With regards to noise and the adjacent bus depot, it is considered that thesematters have been addressed as a result of the submission of amended plans, mitigation measures and further assessments. There have been no objections from Environmental Services to the amended plans.”
