Beat the stamp duty rise with well-presented Chesterfield home

A three-bedroom detached Chesterfield home is on the market for a stamp duty-beating price.

The property, on Saddletree View, Mastin Moor, is on the market for £175,000.

Estate agent Reeds Rains, in its listing on property website Zoopla, describes it as a “well-presented home” with three bedrooms and a garage.

Other highlights include the large living room, beautiful kitchen and excellent rear garden, with a decked terrace, patio and lawn.

The average price of a property in England costs £269,150, according to the latest UK house price index, for December 2020, while in Chesterfield, the average price is £171,056.

Chancellor Rishi Sunak extended the stamp duty holiday – set up last summer to boost the property market during the coronavirus pandemic - in his Budget this month, meaning no tax is payable on houses priced £500,000 or less, until the end of June.

From July to the end of September, homes priced £250,000 or less qualify for the tax break, before the holiday ends on September 30, when the tax rate will return to its pre-holiday levels, with no duty payable on homes under £125,000, then 2 per cent on the next £125,000, meaning, according to the Government’s stamp duty calculator, duty of £1,000 is payable on a home costing £175,000.
