A report into the application states: “The site lies vacant and has been disused for some years.

“It lies on the northern edge of thetown and borders open countryside but is not in a conservation area.”

The development would provide one and two-bedded affordable homes on site.

The report continues: “The convenient location is ideal for sustainable living with many facilities within a short distance. Town centre shopping, supermarkets, employment, schools, leisure and places of worship, library and train station are all close by and accessible by convenient public transport links.

“This allows potential occupants an efficient and sustainable alternative to the private motor vehicle.”

It added: “The proposed scheme of 27 dwellings consists of one, two, three, four and five bedroom two–storey buildings in both semi–detached and detached styles, achieving a density of 27 dwellings/hectare similar to the density of the existing housing in this location.”

The development would be accessed off Moorcroft itself and some landscaping would be carried out, including the planting of shrubs and removal of dead and diseased tress.
