The plans for 400 new houses and retail units has so far attracted more than 80 objections, with many complaining that the development will cause further traffic delays in the village, as well as problems with flooding.

The planning application has been put forward by Copesticks Town Planning Limited of Sutton Coldfield, Birmingham on behalf of a Mr and Mrs. Elliot.

Despite these objections, surveys carried out by consultant engineers and surveyors for the council have confirmed that there would be no undue traffic problems and the risk of flooding is minimal, providing adequate precautions are taken.

According to the planning documents, there have been 51 historical instances of flooding at the site, with the last being in 2007.

June Webley, a local resident, said that the report was plainly wrong with flooding occurring just a couple of years ago.

She is also concerned at the traffic problems saying: “The village is a bit of a rat run, with people using us to get to junction 29a on the motorway.

“This development is only going to make it worse.”

Councillor Stuart Brittain, Chesterfield Borough Council’s chair of planning committee said: “We have received a number of comments from residents on the issue and we will consider them carefully when the committee meets to discuss the application in the next few months.”
