Chesterfield Waterside is one of the UK's largest regeneration projects.
Britcon (UK) Ltd is expected to finish building work on One Waterside Place later this year, with businesses set to move into the premises from September.
Tenants have already been secured for part of the office block and more are being sought by property agents Knight Frank and FHP.
Harry Orwin-Allen, from the Sheffield office of Knight Frank, said: "This development comes at a time when Chesterfield is becoming a popular base for small and medium-sized enterprises with its good town centre facilities and links to the motorway network."
A brochure for One Waterside Place states: "The office accommodation within Basin Square will provide a high-quality working environment for its tenants that has previously been unavailable within Chesterfield."
The brochure adds the office accommodation has been designed to a 'Grade A specification' and incorporates things like cycle parking facilities on-site, LED lighting, air conditioning and showers.
In other Chesterfield Waterside-related news, Avant Homes is continuing to build 173 two, three and four-bedroom houses at the sprawling site.
Chesterfield Waterside is being led by local company Bolsterstone Group PLC and backed by the Arnold Laver Group and Chesterfield Borough Council.
