Plans to build more than 50 homes near a Derbyshire school have been lodged.

Bosses at Rippon Homes Limited have submitted proposals for up to 54 dwellings and associated open space on land at Alfreton Road, close to Tibshelf Town End Junior School, Alfreton.

The planning documents, which can be viewed on the Bolsover District Council website, state: “The proposed development includes a mix of two, three and four bedroom detached, semi-detached and terraced houses arranged around a series of minor roads that radiate off one main spine road.

“Fourteen of the 54 proposed dwellings would be affordable being available for rent or shared ownership through a registered social landlord.

“All of the proposed dwellings would be two storeys in height.

“A number of dwellings would overlook the proposed public open space in the northern part of the site.

“Off road parking of a minimum of two vehicles for each dwelling is provided.”

One resident, David Alvey, who lives on Alfreton Road, has submitted an objection to the plans.

In his objection letter, he wrote: “Tibshelf is expanding at an alarming rate.

“In only two years the housing stock has increased dramatically with no building firm making a contribution to enhance the village infrastructure.

“My key objections relate to the schools, which are already at capacity, and the doctors, who struggle to make routine appointments.”

He added: “I do not see more people coming to the village as a bad thing.

“It has been great to see the service industry investment in the area by the Co-op and the reopening of the petrol station but the core infrastructure has to be able to support the growing families.”

While fellow resident, Stayce Bayliss, of Chesterfield Road, Tibshelf, wrote: “More housing in the village would place an even bigger strain on the small schools.”
