“A neighbour had smashed the upstairs and downstairs windows to allow the traped man to breathe.

“Officers attended and managed to obtain a ladder.

“As they were making their way up, the man managed to climb out and get down the ladder himself.”

A spokesman for Derbyshire fire service said: “The incident involved a two-storey terraced house on fire.

“Crews from Ilkeston and Heanor used four breathing apparatus and two hose reel jets to extinguish the fire.”

The man was treated by the ambulance service.

It is not yet clear what caused the fire.

Firefighters left the scene at about 4am.
