Developer plans 40 new homes in Ashover

A developer has applied to build a new housing estate in a village.

Marsh Green Estates Ltd has submitted an application to North East Derbyshire District Council to build 40 new homes at the junction of Narrowleys Lane and Moor Road, Ashover.

The homes are proposed for 2.3 hectares of agricultural land opposite Ashover Primary School, and would be accessed off Narrowleys Lane.

The design and access statement on the application states: “The layout of the development has been prepared to maximise the existing natural assets present on the site.

“The existing hedgerow boundaries have been retained as have the majority of the trees.

“The individual oak tree which is a feature of the field has been retained within an area of public open space.

“The development will create a wetland area as part of the sustainable drainage system this will be multifunctional asset that will be used to enhance water quality, create enhanced habitats, provide biodiversity and form attractive community space.

“The proposals have been developed to integrate into and compliment the existing landscape and become a seamless addition to the existing settlement.”

The developer plans to provide four affordable homes, which would be bungalows.

Of the remaining houses, 18 of them would be three–bedroomed and 18 would have four bedrooms or more.

The design and access statement went on to say the architectural aspects of the homes’ design would make reference to other properties in the area so they would integrate with the surroundings when viewed from a distance.
